The Mathews Company is one of the leading developers, owners, and managers of commercial real estate properties in Middle Tennessee. By virtue of its long-standing relationship with Mathews, Wells Hill Partners was brought in to capitalize the $22.4 million sale-leaseback of Gibson Guitar Corporation's office and manufacturing facilities located in Nashville, TN and Bozeman, MT.
Wells Hill was invited to play both an investment banking and a principal role in the endeavor. Wells Hill, thereby, structured a transaction in which it invested its own equity alongside that of The Mathews Company to form a partnership and arranged to bring in W.P. Carey, one of the leading investors in non-traditional, net-leased property, to create a joint venture that purchased two office and three industrial buildings from Gibson Guitar, totaling 370,000 square feet, and leased them back to Gibson on a long-term, net basis. Gibson, therefore, was able to preserve operational control of the properties and benefited from the immediate access to capital which allowed it to maximize the potential of its core business.
Wells Hill, The Mathews Company, and W.P. Carey maintain their successful relationship. An affiliate of Wells Hill and The Mathews Company continues to own and operate these properties.
