Hardin Capital is an Atlanta-based real estate firm which focuses on the development of hotels and hotel-anchored mixed-use properties throughout the United States. Through many years as an adhoc group within Hardin Construction Company, a highly regarded Southeast contractor, Hardin Capital created a strong development platform complementing its existing portfolio of assets and solid relationships within the hospitality industry. The company developed lodging properties under the Hilton Garden Inn, Hyatt, Renaissance, Marriott, Kimpton, and DoubleTree flags in cities such as Denver, Chicago, Atlanta, Orlando, Charleston, Cambridge, Philadelphia, and Nashville.
Wells Hill was retained by Hardin not only to assist in capitalizing its properties at the project level but also to advise on corporate finance issues. Wells Hill raised a total of $115 million in asset-level financing from credit companies, banks, wealthy individuals, hotel operating companies, and pension funds. Hardin, in turn, was able to use this outside capital to structure highly lucrative investment positions in its portfolio of assets.
Subsequent to the aforementioned project-level financings, Wells Hill completed an entity-level financing assignment for Hardin with an investment fund, whereby Hardin received $12 million in equity and a commitment for approximately $80 million in subordinated debt. In addition to obtaining capital, Wells Hill negotiated complex governance and operating issues. This transaction transformed Hardin into a national hotel development platform.
